Multiple opinions on repairs, additions, renovations and feasibility of projects, what do I do? Who has the best approach?
I provide an independent analysis of these questions based on existing conditions, your goals, project budget, designs, construction methods, and scheduling.


Are the contracts and drawings accurate and inclusive?
I review the contract documents for accuracy, scope, and coordination. Payment schedules, allowances, and construction schedules are also scrutinized.


Am I paying too much for the work in place during construction?
I verify that quantities of work in place match up with amounts billed. I also evaluate and/or help formulate schedule of values for your project.


Are the change orders fair?
I review change orders for legitimacy, content, scope of work, and pricing.


Is the actual what I paid for?
I review the project for workmanship, compliance with contact documents, and incorporation of good industry practices.


Are the allowances adequate?
I advise you as to what range of quality the allowances are providing.


If I have a dispute, then what?
I proactively engage all parties to resolve issues as they occur. If disputes are allowed to accumulate the project suffers.


How can I avoid delays?
I focus on the bid package to include as much information as possible. This enables the contractor to schedule more precisely and drive the project.

 
What is a schedule of values?
Basically it's a cost accounting of your project by trades or specific operations. It is the document that is used to assess progress payments and values of work completed.
