About Stephen D. Gagosian
I have lived in the construction industry all my life, having started in a family construction business. This experience provided me with first hand training in carpentry, masonry, concrete, steel, roofing, finishes and site work. I also became knowledgeable in coordination, scheduling, estimating, client relations, and building codes. Having owned and managed a design/build firm for over thirty years, has given me a multidiscipline understanding of the construction industry. Experience as an architect, general contractor and arbitrator provides me with a thorough understanding of and ability to evaluate designs, costs, field conditions, change orders, claims, and workmanship. I believe in using these capabilities in a positive way to accomplish project goals. This life of experience has enabled me to:- Identify gaps, potential roadblocks, and conflicts throughout the life of a project
- Understand immediately the perspectives that other parties: architects, general contractors, subcontractors, and more bring to the table
- Reduce or eliminate the posturing, bluffing, and protracted negotiations that can slow projects down
- Problem solve and be the “go-to person” when the going gets rocky
- Facilitate and monitor progress when things go smoothly
As an architect/builder for thirty years I have consistently completed projects on time and within budget. The services I have provided include feasibility studies, design, construction, and expert witness testimony. My project experience includes industrial, retail, office, and residential.As a professional arbitrator since 1990 I have heard numerous cases, with two decisions being upheld in Superior Court and one upheld by the Massachusetts Supreme Court. This decision is now case law for arbitrators awarding 93A damages between general contractors and subcontractors.As a member of the Town of Wellesley Permanent Building Committee since 2001, I have saved the town thousands of dollars by evaluating and negotiating change orders, design changes, and schedule modifications. I have also settled claims and project closeouts totaling more than $400,000. Appointed as Permanent Building Committee liaison, I’ve had direct oversight on two phased occupied renovations of school buildings.My professional training includes a Bachelor of Arts in Architectural Design from the University of Illinois, and subsequent courses in construction law, arbitration, mediation, and partnering strategies.Not many people have the combination of professional experience and personal qualifications required to be successful in the role of owner’s advocate – to oversee the owner’s interests as if they were his own.
